In partnership with the village of Villa Park, Marquette Companies recently broke ground on The Union Villa Park, a mixed-use development of 238 apartments and 7,500 square feet of ground-floor commercial space in Villa Park, Ill., a western suburb of Chicago. Leasing and delivery are expected to begin in fall 2027.

The property’s name draws its inspiration from the “Roarin’ Elgin” and Chicago Great Western rail lines and the spot where two converged at the turn of the century when Villa Park was an Ovaltine factory town. The building’s architecture reflects that industrial history with a façade featuring the character of brick with metal accents and generously sized windows.

Designed to meet the need for quality housing in the Old Town neighborhood of Villa Park, the seven-story The Union Villa Park will offer studio, one-, two- and three-bedroom apartments with high-end finishes. Outdoor amenity spaces will include two amenity decks and a resort-style pool, cabanas, grilling stations, an outdoor lounge and dining spaces, while indoor amenities will include a fitness center, club room, coworking areas and a conference room, pet spa and bike storage with direct access to the adjacent Great Western Trail bike path.

The Union Villa Park includes 94 indoor parking spaces for public use that will serve the adjacent, new Villa Park Community Recreation Center, Cortesi Park and the surrounding business district, in addition to its reserved parking for residents. With the retail space, the development brings much-desired amenities to the growing community, which speaks to the goals we share by both the village and Marquette.

“The Union Villa Park is an excellent example of the outcome we can achieve through true partnership with village governments and really listening to and taking into account input from village officials, surrounding businesses and residents,” said Trevor Ryan, president of Marquette Companies. “As a result of this collaborative process, we have created a plan that not only addresses the demand for housing and commercial space in Villa Park but also maximizes the opportunity this location offers with improvements that benefit the community.”
