On Monday, February 10, 2025, the Village Board of Villa Park, a western suburb of Chicago Illinois, unanimously approved a Redevelopment Agreement with the Marquette Companies of Naperville, Illinois for the Union Apartments project, including financial support of $13.0MM through TIF bonds (Tax Increment Financing).
The approval clears the way for the Marquette Companies to develop a vacant parking lot on South Villa Avenue, in the downtown historic business district of the Village into “the Union” a new construction, 7-story building comprised of 238 luxury apartments, 7,500 square feet of commercial space, reserved indoor parking for residents, and a 94-space indoor public parking deck. The public parking will serve the adjacent and new state-of-the art Villa Park Community Recreation Center, Cortesi Park, and business district.
The Project architecture is modern with high-end finishes and amenities and reflects the history of the railroad that is present at the site in what is now the Great Western Trial and nearby Prairie Path, both Rail-to-Trail projects that span Cook, DuPage and Kane Counties in northeastern Illinois. Project amenities will include two outdoor amenity decks on the second level, featuring a resort-style pool, cabanas, grilling stations, outdoor relaxation and dining spaces, and areas for private parties. The Project will also feature a fitness center, clubroom, co-working spaces, a conference room, bike storage room and dog spa with access to the adjacent Great Western Trail.
