Marquette is utilizing the Downtown Living Initiative (Chapter 380), which is effectively a development grant provided to the first 2,500 units to be developed in downtown Houston and this project will receive a $5.5 million benefit from the grant. The property encompasses a city block on the northeast side of the Houston CBD and is situated one block from Minute Maid Park. Aside from the retail space, the property will have a 589-space private parking garage situated above the retail space and below the residential units. The land is located just north of the I-88 technology corridor at the highly visible intersection of Orchard Road and Randall Road in North Aurora, Illinois. The project creates a superior lifestyle for-rent niche compared to other conventional apartment products due to the attached 2-car garages, four-unit and six-unit building types, two-story living, and 2 to 3 bedrooms, 2.5 bathrooms. The units will range in size from 1,372 to 1,688 sq. ft. with projected average base case rental rates at $1.18 per sq. ft. Marquette Companies, in conjuction with E.J. Plesko and Associates, broke ground in the fourth quarter of 2012 on a 220-unit, 11 garden unit building apartment community. The land is located just off the Randall Road transportation corridor in Algonquin, Illinois. The property is entitled for an additional 60 apartment units and a 24,000 sq. ft. retail parcel that can be added to the project. The 16.75 acre property is located adjacent to the Algonquin Commons, which is a 600,000 sq. ft. retail lifestyle center with extremely popular dining establishments.
