Sales surge at The Ponds of Naperville Marquette Companies

It might be a sluggish market, but not at The Ponds of Naperville, where nearly 30 home sales in the past two months pushed the community passed 50 percent sold. The Ponds continues to attract first-time buyers because of homes priced from the $130,000s to the 170,000s. Located at 133 Modaff Road, just south of 75th Street, The Ponds of Naperville is being converted from apartments to condominiums by Marquette Companies. Measuring 800 to 1,100 square feet, homes with one to two bedrooms, one to two baths, balconies or patios, and one parking space.

"Our buyers say the chose The Ponds because they couldn't find any other condos in Naperville at such an attractive price," said Art Bettuzzi, general manager for Ryan Hill Realty, the exclusive sales and marketing for The Ponds of Naperville. "Naperville is consistently ranked one of the best places to live in the country, but living here comes with a high price tag," he said. "At The Ponds, buyers can own a home in Naperville from just the 130,000s. And they’re getting a lot for that price, including updated interior finishes, and access to the refurbished community clubhouse."

Bettuzzi said the community's three floor plans have sold equally well so far, and he attributes the condominiums' popularity to the generous sizes and updated finishes, in addition to affordability.

Marquette Companies has upgraded a selection of The Pods of Naperville's homes with new kitchen sinks and facets, plush carpet, laminate countertops and ceiling fans per plan. Some of these homes also come with installed washer/dryers. "Since many first-time buyers are moving from apartments, they're especially impressed with the homes' generous storage space," Bettuzzi said. "Even the one-bedroom Naper floor plan comes with a wide closet in the master bedroom, a linen closet outside the bathroom, and kitchen pantry, and a 5-by-4-foot outdoor storage space next to the balcony."

Outside their condominiums, new homebuyers are attracted to The Ponds' on-site amenities like a central courtyard; a new state-of-the-art fitness center; a new business center with computers, fax and copy capabilities, and the expansion of the community clubroom with the addition of new cabinets, granite countertops, new appliances and new furniture including a flat screen TV. The developer also has resurfaced the outdoor pool area and added new pool furniture and a sand volleyball court.

"Many of our first-time buyers grew up in Naperville and want to remain close to their families and the attractions they've visited their whole lives," Bettuzzi said.

These attractions include the retail, dining and entertainment options in Naperville's historic downtown shopping district; the Riverwalk; Centennial Beach; and Westglen Park (immediately southwest of The Ponds). North Central College and Edward Hospital are about 2 miles from the community.
